The Gold Coast is a haven for dog owners – not only are dogs allowed on nearly every Gold Coast beach, the Council provides specific dog exercise areas especially for dogs and owners. The Spit, Tallebudgera Beach and Palm Beach all have off-leash areas that span three kilometres.

Such amenities make Gold Coast property attractive for dog owners, which means you're unlikely to have trouble filling vacancies with high-quality tenants. Remember, the larger your pool, the better chance you have of finding a reliable, responsible tenant and the quicker your turnover rate will be.

You can even use the region's many dog-friendly spots to advertise the benefits of living in your units.

If you are still concerned about the damage a pet could do, consider asking for a larger bond or add a clause to the rental contract that details what level of responsibility the pet-owning tenant has to you and other neighbours.
